Aidat

Maintenance and upkeep fees for apartments in Turkey

When purchasing real estate in Turkey, it's important to consider not only the property's price but also its ongoing maintenance costs. One such mandatory payment is the monthly maintenance fee for the residential complex, known in Turkey as "Aidat."

What is aidat?

Aidat is a monthly fee apartment owners pay for the maintenance of common areas and infrastructure in a residential complex. The amount of the aidat depends on the project's concept, service level, and amenities.

What is included in the service fee?

Depending on the complex, aidat can cover:

  • cleaning and maintenance of common areas (entrances, elevators, grounds);
  • operation of elevators and generators;
  • maintenance of swimming pools, fitness centers, saunas, and hamams;
  • maintenance of green areas and gardens;
  • work of a concierge or complex manager;
  • security and video surveillance systems;
  • lighting of the territory and common areas;

minor routine repairs of common areas.

What does the size of the aidat depend on?

The monthly fee is determined individually and depends on:

  • year of construction and condition of the building;
  • area of the apartment;
  • quantity and level of infrastructure;
  • availability of personnel (security, service personnel);
  • location of the complex.

📌 The more services and amenities on the territory, the higher the aidat.

Average aidat size in Turkey

On average, the service fee is:

  • from 500 to 1,500 TL in simple residential buildings;
  • from 1,500 to 4,000 TL in modern complexes with infrastructure;
  • In premium projects with a hotel concept, the aidat may be higher.

The exact amount is always specified in advance, even at the stage of choosing the property.

Is the owner obliged to pay aidat?

Yes. Paying rent is mandatory for all property owners, regardless of whether you live in the apartment permanently, rent it out, or use it seasonally.

What happens if I don’t pay the aidat?

In case of systematic non-payment the following may be applied:

  • fines and penalties;
  • restriction of access to the complex’s infrastructure;
  • legal measures on the part of the management company.

Additional expenses of the owner

In addition to the aidat, the apartment owner also pays:

  • utilities (water, electricity, internet, gas);
  • compulsory DASK insurance (against earthquakes);
  • annual property tax.
